Cabrillo Marina Complex

Built on an 8 _ acre site in the Cabrillo Beach area on land leased from the Harbor Department, the development consisted of four phases: a 226-room hotel, a 27,000 square foot restaurant with banquet and meeting facilities, and 22,000 square feet of marina retail space with 48 boat slips. The second largest marina on the West Coast, we were responsible for all aspects of project management, from construction to opening.
Monterey Hills
1,700 Room Development Rancho Mirage, CA Project Management
Part of the Monterey Hills Redevelopment Project, the project involved the construction of 1,700 units in 19 different complexes, including 1,445 market rate condos and 225 units for low- to moderate-income families, along with related facilities on a 211-acre parcel of adjoining land. Our responsibility included working closely with the Los Angeles Community Redevelopment Agency to see the project through to fruition and managing the overall project.

5 Star Luxury Resort: Caribbean
Caribbean Asset Management
This five star luxury branded golf resort in the Caribbean was underperforming with ownership funding annual shortfalls in the millions of dollars with the future not showing indicating cash flow. The hotel team was engaged in 2002 by Ownership as their asset manager controlling the operating results and helping the management team improve current operating results. With their help in asset management, they were able to turn an EBITDA of -$3.4 million and projected future debt to positive margins in 2002, increasing the amount each year to 2006.
Doubletree Hotel

Located in the new Cabrillo Marina Complex, the Doubletree Hotel was built right on the water to take advantage of the expansive views. The centerpiece of the project, the hotel has 226 rooms and suites with a focus on first class, full service for discriminating business and casual travelers. Our role was that of project management, overseeing all aspect of the hotel’s construction and completion.
Five Star Luxury Resort

and banquet facilities and a tennis club, this five-star property overlooking Rancho Mirage had fallen into receivership. Our role was to provide consulting, receivership and bankruptcy services for the client, Chemical Bank. Responsibilities included development of business and cash management plans, oversight and management services during the eight-month ownership transition period and transfer of title and licenses to the new owner.

The Los Angeles Marriott Downtown

The Los Angeles Marriott Downtown is a 467-room property with an enviable location in the heart of the business district in downtown Los Angeles. The property had fallen on tough economic times due to a delayed PIP, a transition to a union shop and a drop in the business levels in the downtown sector. Asset Management helped improve management accountability, sales and marketing analysis, fixed expenses, and reduction and analysis of costs. The improvements helped fix insurance underwriting errors, assessing contracts with third parties to increase revenue, and redefining market segments among others.
The Royal Palm Resort Hotel

The Royal Palm Resort Hotel was retained by the Receivership to assume day-to-day management of this 407-room upper-upscale ocean front resort in the exciting South Beach area of Miami Beach, Florida. The property has been involved in a variety of litigation and was without management or direction for a period of time. The property was then put under professional control both from a management and financial perspective. This included cleaning up the balance sheet and getting the costs of the hotel under control. New budgets and marketing plans were prepared, in addition to implementing a new pricing philosophy and direction for the hotel which included reorganizing the food and beverage operations, staff restructuring, and conducting a risk assessment to reshape insurance on the property.
The Veneto Hotel & Casino
300 Panama City, Panama Due Dilligence
The Veneto Hotel is a 300-room property, including the largest casino in Central America. Buyers engaged our company to lead the due diligence in the acquisition of this property. The team developed a comprehensive acquisition plan of all activities relating to the ownership transition of the hotel. This included checklists for all the disciplines in the transition process (USA legal, Panama legal, gaming, hotel, human resources, appraisal, engineering, IT, etc. This 8-month process was very focused and led to the successful purchase of the property and transition to a Wyndham International franchise.

Ocean Trails Golf Course
Golf Community Palos Verdes, CA Receivership/Management
An 18-hole championship course with 75 homes surrounding it, our company worked with Credit Suisse First Boston to negotiate cash collateral budgets, monitor the debtor’s use of cash collateral and conduct forensic accounting for the property. Once the bankruptcy plan was in place, we expanded our responsibilities to include construction oversight of site improvements as well as management of the golf, banquet and restaurant operations. We also assisted with escrow prorations and transitional matters related to the sale of the property.
Rams Hill Country Club
Golf Community Borrengo Springs, CA Receivership/Management
A master planned residential community and golf course on 3,000 acres of land in Borrego Springs, California, our management team was brought in to manage its golf course and operations. During the project, we preserved and protected assets through three successive Chapter 11 bankruptcy filings, resolved open real estate taxes on several hundred parcels in the 1,600 custom home development, consulted on the status of developer entitlements and coordinated actions with seven existing homeowner’s associations.

An 18-hole golf course with a pro shop and food and beverage operation, we provided receivership services to take over and manage the facility for California Bank & Trust, the client. As part of the project, we developed and implemented comprehensive business and marketing plans, streamlined operations and implemented sensible and sustainable cost saving measures. We also addressed environmental issues associated with the wetlands on the property and preserved the liquor license.

Cabrillo Marina Office Building

Part of the Cabrillo Marina Complex, the office building is a three-story Mediterranean style building with 28,000 square feet of space. Overlooking the marina, the office building is adjacent to a 226-room hotel, making it an ideal destination complex for businesses. Our role as project managers was to supervise all aspects of the complex’s construction and delivery of the completed project.
Foothill Centre
Shopping Center Upland, CA Project Management
Adjacent to a Wal-Mart in a high traffic area of Upland, the 9,000 square foot Foothill Centre was built for McDonalds and Payless Shoes. As project managers we were able for all aspects of the project, from construction to occupancy by the anchor tenants.
Gardena Marketplace

Anchored by an Albertson’s supermarket and Sav-On Drug store, Gardena Marketplace is located at a major intersection in the city, Western Avenue and Artesia Blvd. Situated on 15 acres, the shopping center spans 120,000 square feet. Our management team directed the project, including construction and completion.

An upscale restaurant in the Carbillo Marina Complex, this restaurant offers terrific views of the marina in its 14,000 square feet of space. On the ground floor is an elegantly appointed formal dining room with 8,000 square feet of banquet and meeting space on the upper floor. Our team handled all project management responsibilities for the restaurant’s construction and completion.
Northmall Centre

Located in Tucson on River Road, the 170,000 square foot shopping center is anchored by several major tenants. Our responsibilities included taking the shopping center from concept to completion, including managing construction.
West Channel Bar & Grill

A two-story restaurant, the West Channel Bar & Grill is part of the larger Cabrillo Marina Complex project. With 12,000 square feet of space, the restaurant offers diners an upstairs bar, an exhibition cooking space with sushi bar and a lower level with the main kitchen and a formal dining area. Our management team was responsible for all aspects of the project, from construction to completion.
Wilshire La Brea Mixed Use
3.6 Acre Development Los Angeles, CA Project Management
Combining three parcels on the southeast corner of Wilshire Blvd. and La Brea Ave., the project consisted of a combination of condominium towers, 45,000 square feet of restaurant/retail space, a mid-rise apartment complex and 1,030 stall parking structure. Prior to construction an offer was made to purchase the site with minimal due diligence and a short closing period. Our project team facilitated this sale within a year of closing on the last parcel of the original project.

A & J Cheese Company

A food manufacturer and distributor of Italian cheese and food products, the company had operations in multiple locations throughout the greater Los Angeles area. At the direction of the client, we replaced management while retaining employees and operated the business for six months before the liquidation of inventories. During this time we performed forensic accounting and managed a receivables portfolio in excess of $50 million before we executed a sale of the business. Following the sale we served as custodian of all records.
Dillingham Ranch
Working Cattle Ranch Oahu, HI Consulting
A working 2,500-acre cattle ranch, boarding facility, equestrian center and coconut tree plantation, we were given the task of providing consulting, management and accounting services for the property, which was located on the north shore of Oahu. We developed and implemented business and cash management plans, analyzed contracts and negotiations with vendors, conducted comprehensive forensic accounting analysis and coordinated with public agencies to resolve environmental concerns and issues related to the operation of the local water district.
Morimoto Farms
Almond Producer Northern California Receivership/Liquidation
Following default, we served as disbursing agent for this network of 12 working almond farms in Northern California. We performed various receivership services, negotiated with and retained third-party farm management and custom farming operations and completed a rezoning of 372 acres to Industrial Planned Development use. Finally, we liquidated all farmlands and equipment, selling the land at above appraisal values.
UFC Seafood
Food Importer/Distributor Los Angeles, CA Receivership/Liquidation
An importer and distributor of Asian food products based in Los Angeles, we took possession of the company’s three warehouses and began the process of inventorying UFC Seafood’s assets. During an 11-month period we negotiated more than 100 separate sales of perishable and nonperishable products, dry goods and personal property. Following this liquidation, we returned the warehouse and storage facilities to their respective landlords, reviewed the company’s accounting systems and instituted a comprehensive collection plan.
US Logistics
Commercial Transportation San Diego, CA Receivership/Liquidation
The third largest provider of commercial transportation between Tijuana and the United States, the company was one of the primary delivery systems for high-tech goods moving between the U.S. and Mexico. Our role was to research sales and commissions earned by the company, provide oversight of operations on both sides of the border, prosecute certain claims for assets that had been stripped from the company by its ownership and eventually liquidate the business.

Peninsula Highridge
Planned Community Rolling Hills Estates, CA Project Management
Situated on a Palos Verdes peninsula, the 36-acre site contains two separate single-family communities, separated by a 10-acre park. Hillcrest Meadows has 44 homes, ranging between 2,350 and 2,850 square feet. Hillcrest Manor features 28 lots with homes that average 4,500 square feet. Our management team oversaw the entire project, from initial permitting through completion.
Southwind Village

Consisting of 120 single-family condominium homes, the project was designed in the style of a Cape Cod village. The gated community includes white picket fences, old world lanterns, window shutters and intricate brick detailing. Through the use of an innovative Z-design, each property could even accommodate a pool or spa. Our team managed the entire project and ensured that is was finished on time and adhered to its high standards of design and construction.
The Enclave

The Enclave is a luxury home community, consisting of 32 single-family homes ranging from 4,300 to 6,200 square feet. The spacious Mediterranean style homes have expansive views of the ocean with their variety of elevations and floor plans. Our team was responsible for managing the project from start to finish.
Wallace Ranch

With spacious Mediterranean style homes ranging in size from 3,450 to 5,500 square feet, Wallace Ranch was developed on a 21-acre piece of property in the City of Rancho Palos Verdes. The 82 single-family homes, priced from $900,000 to $1.8 million, won two Gold Nugget Merit Awards and a Mame Award for excellence. Our role was one of project management for the extremely complex project, including contractor management, permitting and completion.
